How do I become a tenant?

In order to rent from Pontiac Properties, you must (1) apply, using our online rental application, (2) be approved, and (3) once you are approved, you must sign a lease. You must 18 or older to apply for tenancy.

STEP 1: APPLICATION

Apply online for a rental property using our online rental application. It’s simple, easy to do, and takes about 20-25 minutes.

STEP 2: APPROVAL

Once you have applied, we go over your application and look for a few basic qualifications. We look to see if you have:

  • No recent eviction or other derogatory rental history

  • No recent criminal history

  • Monthly income that more than covers your rent and living expenses.

STEP 3: AGREEMENT

After we have confirmed that you meet these basic qualifications, we can begin looking at pairing you with a unit that will suit your needs. Once you have a unit in mind and your application has been approved, one of our property managers will meet with you to answer any questions that you may have about the lease agreement and sign it with you. That’s when you officially become a tenant!

When is rent due, and when is it paid?

Effective in January of 2020, Pontiac Properties adopt a new policy regarding rent collection and late fees. For all tenants, rent will be due on the 1st day of each month. Each tenant will be responsible for making arrangements with their property manager for rent to be collected. However, we will be allowing . a 5 day grace period in which rent must be paid. If rent is not paid by the 5th day of the month, a 7-day eviction notice will be issued and a late fee will be incurred.

Can I be approved with a criminal background?

We value the quality of our rental houses and the safety of our tenants. For this reason, we may deny a person, who is otherwise qualified, based on criminal history in their background. However, we understand that now all criminal activity is the same. If you have an old charge or one that does not included violent activity, speak to one of our property managers and see if you are eligible.

How do I report a repair that needs to be done?

You can make a maintenance request by calling (248) 707-0707 and using extension 704. This extension will transfer you to our maintenance staff.

What happens if I lose my keys?

We understand that everyone loses things from time to time. The first time that you lose your keys is on us — we’ll make you a new key and have you back in your unit promptly. After that, we just charge $25 to replace your keys.

I’m locked out of my unit. What should I do?

For key replacement, call (248) 707-0707 and use extension 704. This extension will transfer you to our maintenance staff who will assist promptly.

How long is my lease?

Our lease agreements vary in length but are no shorter than 3 months. Depending on the type of unit you are renting, we may require you to sign a one year lease agreement. To check the duration of your lease, read your lease agreement carefully and look for a lease end date.

Can I have an additional person live in my unit?

ROOMS

You are allowed to have a roommate; however, if they are 18 or older they must (1) be on the lease, and (2) must have to pay an additional person fee of $50 per month to cover the cost of additional utility usage. If the additional person is under 18, they still must be listed on your lease.

APARTMENTS & HOUSES

You are allowed to have a roommate; however, they must be on the lease.

Can I smoke?

Our properties on smoke-free on the inside. We ask that if tenants smoke they do so on the exterior of the property.

Can I have a pet?

Our properties are pet-free. We do not allow tenants to have pets of any kind.
